Is Home Dimensional a certified appraisal company or licensed real estate agents/brokers?

No. We are not appraisers or licensed real estate agents/brokers, so we do not have any conflicts of interest or bias when measuring properties. We are trained measuring professionals who follow the guidelines set forth by the North Carolina Real Estate Commission.

Is there a certification/license requirement to measure residential/commercial buildings in North Carolina?

No. There is currently no certification process required to measure in North Carolina. This is why hiring an experienced measuring professional is so important.

Do you use shortcut devices/applications/floor plan generating services such as lidar cameras (Matterport Pro, Ricoh Theta, etc), Cubicasa, RoomScan Pro, MeasureKit, etc to measure properties and determine accurate heated square footage?

No. We measure by hand using a mixture of physical tape measures and calibrated handheld laser devices.

Do you use CAD to generate your floor plans?

No. We use specialized appraisal software geared specifically towards calculating accurate HSF.

Can I use the county tax records for heated square footage? Why do I need my home professionally measured?

In our area, it is not recommended to use tax records for accurate HSF figures. Tax records are typically highly inaccurate due to the rounding of measurements to the foot and missing/outdated information.

Can I use builder's plans/blueprints for heated square footage?

While the builder’s are typically more accurate than tax records, the square footage total is not necessarily calculated using the North Carolina Real Estate Commission measuring standards. Also, spec blueprints do not reflect planned or unplanned changes that may occur during the construction of the home.

Will I get a floor plan layout with my measurement?

Yes. We provide a full marketing floor plan with interior layout, room sizes, doors, fixtures, appliances, and attached decks/patios/porches. Windows and furniture can also be added for an additional fee.

What can I expect when you arrive to measure a home?

Since the exterior measurements are the most critical component in determining HSF, we must begin the process from the outside (except for condominiums) to determine the exterior dimensions and footprint. After that, we build the interior layout and place doors, fixtures, appliances, etc., from the inside of the property.

Does professional media make a difference when selling your property?

Yes. Statistics vary depending on the source, but the difference in the number of views, average days on the market, and selling price for homes with professional media vs. those without is overwhelming.

Do I own the photos, videos, or associated media once I pay for it?

No. As with most professional photography services, the photographer retains all ownership rights unless otherwise negotiated.

Are your drone pilots FAA Part 107 certified?

Yes. All of our drone pilots hold FAA Part 107 certification.

Do you have a cancellation fee?

Yes. We value our clients’ time, so we ask that our clients value ours. We charge a fee for cancellations less than 24 hours from the scheduled appointment time. 

Does someone need to be present during the appointment?

No. It is not required for anyone to be present during an appointment, but we do recommend that if media is being done, our clients at least show up at the start of the appointment to make sure the property is in photo-ready condition.

What is your standard service area?

We cover areas within a 20-mile radius of central Wilmington, NC. We also service areas outside this radius, but an additional trip charge will typically apply. We can cover areas further than 1 hour from Wilmington, but we schedule those on a case-by-case basis as our schedule allows.
